PRIMARY RESONSIBILITIES主要工作职责 :
- Communicates operating philosophy, objectives, and expectations to the staff. - Resolves customer issues/conflicts. Maintains open communications with the customer and good customer relationship to improve customer satisfaction - Assist to retain customer and to participate in customer contract renewal and work with Business Development Manager for new business account as required - Prepares customer/management required reports detailing operational activities at assigned facilities for the reporting period. - Reviews and approves all expenditures for tools, equipment, supplies, materials, and specified contracts - Directs, schedules and manages assigned daily and long ranged facilities activities to ensures that all programs and procedures of the operating staff are being implemented - Manages the day-to-day contractor performance regarding technical contract specifications, contractor problems/issues, contractor performance and contract administration - Prepares assigned facilities budgets for selected line items and submit to the client regularly - Tracks, analyzes and trends assigned facilities costs, energy consumption and operational data. - Provides supervision of all trades and interfaces/coordinates vendor contract activities at each site - Manages facilities personnel and maintain high employee morale including hiring, promotions, and recognition, discipline and personnel terminations. Responsible for completion of required documentation and forms. - Identifies, investigates and reports on the need or opportunity to undertake buildings or system modifications or MAC (move, add & change) - Complies with all company policies and procedures and adheres to company standards of business ethics and conduct. - Performs other duties as assigned. Minimum 5 years in Facilities Account Management from a large-size foreign organization. 3. Self motivated, results driven, possesses high integrity with good business acumen 4. Strong leadership with excellent interpersonal and communication skills 5. Customer-centric 6. Well versed in computer applications 7. Well versed in English |
